Contract work looks different depending on the site. Restaurants and food factories need tight control of German cockroaches, flies and rodents, with records ready for health inspections and food safety audits. Warehouses and grain or feed stores deal mainly with Norway rats, house mice and stored product pests like weevils and Indian meal moth. Offices, retail centres and schools want discreet routine servicing with as little disruption as possible. Body corporates and estates usually need rodent perimeter control and common-area treatments, while wine farms and packhouses in the Boland need rodent and fly programmes that fit around harvest.

Not every business needs a pest control contract, and we would rather say so than sign you up for visits you do not need. This page helps you decide, then shows what to ask before you commit to anyone, us included.

Contract pest control or once-off call-outs?

A once-off treatment is usually enough when

  • The problem had a clear cause that has now gone, such as a single wasp nest under the office eaves or an ant trail after the first winter rain.
  • Nobody outside the business needs to see a pest control file.
  • The building is sealed well and has no food on site beyond a staff kitchen.

A contract earns its keep when

  • The pressure comes from outside and never really stops: a site beside a canal, a vlei, open veld or a busy refuse area.
  • Someone else needs proof, whether that is an auditor, a franchise head office, an insurer or a landlord.
  • You have called for the same pest at the same site more than once in a year.

Guesthouses, small cafés and creches sit in a grey area. Our honest suggestion there is often to treat first, see whether the problem returns, and only then talk about a schedule.

Questions to ask before you sign any pest control contract

  1. Will I get a site plan showing every bait station and monitor, and is it updated when something moves?
  2. What is written down at each visit, and will the report satisfy my auditor or the environmental health officer?
  3. What happens if staff see activity between scheduled visits, and how quickly will someone respond?
  4. Can servicing happen before opening, after closing or on weekends?
  5. How will you tell me about proofing or hygiene problems that are my responsibility to fix?
  6. Who owns the stations and equipment if the contract ends?

A good contractor answers all six without hesitating. For food businesses, our contractual pest management page explains the written pest report we do before anything is signed.

Switching from another pest control provider

Ask your current contractor for your service records and the latest site plan before the contract ends. That history belongs to your business, and months of station readings tell the next technician where the hotspots have been. Try not to leave a gap of several weeks between providers, especially going into winter when rodent pressure climbs. Expect the first visit from a new contractor to be a full survey rather than a quick service, because stations may need replacing, renumbering or moving.

Contract pest control across Cape Town's business areas

Industrial parks

In Montague Gardens, Epping and the business parks of the Northern Suburbs, your pest pressure is partly your neighbour's. A food distributor next door or an untidy yard across the road affects your stations, which is why perimeter monitoring matters so much here. See contract pest control in Montague Gardens.

Restaurant strips in the City Bowl and Sea Point

Older buildings with shared service ducts, shared bin rooms and narrow back lanes mean one unit's problem travels quickly. The useful conversation is often with the landlord or building manager as well as the restaurant.

Wine farms and agri-businesses in the Boland

Farms with a tasting room or restaurant carry the record-keeping needs of a food business on top of farm-level rodent pressure from the vineyards and fields around them.

Body corporates and estates

Trustees usually contract for common property only, with owners free to arrange treatments inside their own units. Agreeing that split in writing saves a lot of arguments later.

The full service, from the site survey to the paperwork, is described on our contract pest control services page. Phone 021 012 5825 to arrange a survey.
