University Estate Wood Borer Treatment

Have you checked the pine trusses in your University Estate roof lately? Wood borers are beetles whose larvae spend years eating through timber before they chew their way out, leaving neat round holes and little piles of powder. We inspect roof timbers, floors and furniture across Cape Town and the Boland, identify which beetle you have, and treat the wood so the larvae inside die and the timber is protected against new egg-laying.

University Estate is a small hillside neighbourhood on the lower slopes of Devil's Peak, above Woodstock and next to Walmer Estate. Steep streets and a view over the harbour come with the bush and the old drains that bring rodents and roaches calling.

Timber pests around University Estate

Older semis can have borer in roof timbers, floors and door frames. If you plan to sell, a beetle inspection early on saves a last-minute rush.

Homes are a mix of older semi-detached houses, small freestanding homes and a few newer builds squeezed onto the slope. Many are built close together with shared walls, so a mouse problem rarely stays at one address. Retaining walls, terraced gardens and storage spaces under the house all give pests shelter.

Devil's Peak and the Table Mountain National Park greenbelt sit just above, and in summer the South-Easter tumbles down the slope hard. Winter rain runs off the mountain and through the streets, keeping retaining walls and low rooms damp. Fire-scarred slopes higher up occasionally push rodents downhill.

Signs to look for

  1. Fine powder, called frass, building up under wooden items or on the floor below roof timbers.
  2. A beetle inspection for a property transfer has flagged activity.
  3. Timber that breaks easily and shows a network of tunnels inside.
  4. Small round or oval exit holes in timber, furniture or floorboards.
  5. Adult beetles found on windowsills or near lights in late spring and summer.
  6. Floorboards that feel soft or crumble at the edges when you press on them.

Worth knowing

Old exit holes do not mean you have a problem today. We see plenty of furniture with holes from decades ago and no live beetles at all.

The mistake people make is filling the holes with wood filler and polishing over them. The larvae are inside the wood, not in the holes.

Our process, step by step

We start with an inspection to confirm the beetle species and whether the holes are active or old, because old damage does not need treating. Exposed timber such as roof trusses, beams and floor joists is treated with a residual borer spray that penetrates the surface and kills emerging beetles and young larvae. Where the wood is thick or the infestation is deep, we inject product directly into the flight holes and drilled galleries. Badly weakened timber should be replaced by a builder, and we tell you which pieces are past saving. Valuable furniture can be sealed and fumigated instead.

  1. Inspection

We check the roof space, floors and timber features with good lighting and probe suspect wood.

  2. Identify the beetle

We confirm the species from the holes, frass and any beetles found, and report European house borer where required.

  3. Mark the damage

Active areas are mapped, and any structurally weak timber is noted for replacement.

  4. Spray and inject

Exposed timber is sprayed and heavily infested pieces are injected through the exit holes.

  5. Report and certificate

You get a written report, and where needed a Certificate of Compliance for the property transfer.

Prevention that actually works

  • Use treated timber for any roofing, decking or building work, and check the treatment marks on it.
  • Have the roof timbers looked at every few years in an older house.
  • Seal or varnish bare wood surfaces, because beetles prefer to lay eggs in rough, untreated grain.
  • If you are buying or selling, book the beetle inspection early so it does not delay the transfer.
  • Keep the roof space ventilated and fix leaks quickly, since damp timber attracts borer.
Local tip for University EstatePut mesh over any airbricks and gaps where pipes enter the house, especially on the uphill side facing the mountain. That one job keeps most rodents out of the ceiling.

How much will it cost?

The price depends on how much timber needs treating, how easy the roof space is to get into and which beetle we are dealing with. A single piece of furniture is a very different job to a full roof of trusses. Injection work, replacement advice and certificates for transfers are all included in a free quote once we have seen the property.

You can brush a borer product onto a small piece of furniture yourself and it may do the job. Roof timbers are a different story: getting the product into every face of every truss in a hot, cramped roof is hard work, and missing the European house borer is a real problem. I would always get the roof looked at professionally.

Frequently asked questions

Do I need a beetle certificate to sell my house?

Most property transfers in the Western Cape require a beetle inspection and a Certificate of Compliance. We do the inspection and issue the certificate where the property qualifies.

Will treatment smell or stain the wood?

Most borer treatments dry with little smell and do not stain bare timber. Polished furniture is treated more carefully.

How long does the treatment last?

Residual borer treatments protect the timber for a long time. Our treatments carry a minimum 3-month guarantee, and we can re-inspect later.

Do you come out to University Estate for wood borer treatment?

Yes. University Estate is part of our regular City Bowl & Atlantic Seaboard route, along with Walmer Estate, Upper Woodstock, Zonnebloem, Woodstock. Most bookings are done within about 48 hours, and after-hours visits can be arranged.

Is it normal to get rats in University Estate after a mountain fire?

It can happen, because animals displaced from the slopes move downhill looking for food and shelter. Sealing entry points and setting up bait stations around the property usually brings it under control.

I rent a room in University Estate and think I have bed bugs. What should I do?

Tell your landlord straight away and send us a photo on WhatsApp so we can confirm the identification. Bed bugs spread between rooms, so the whole house usually needs inspecting.
