Newlands sits on the wet side of Table Mountain under big oaks and pines, and that moisture drives a lot of what we see here. Squirrels in roofs, fishmoths in cupboards and borer in old timber are bread and butter for us in this suburb.
Timber pests around Newlands
Old timber floors, roof beams and built-in furniture in Newlands homes are prone to wood borer, and damp makes it worse. Beetle certificates are routine when these houses sell.
There is a real mix: large older homes on generous plots, Newlands Village cottages, newer cluster homes and apartment blocks closer to Main Road and the sports grounds. Many of the older houses have timber floors, wooden ceilings and roof spaces that stay cool and damp. Leafy gardens and big trees overhang roofs, giving squirrels and rats a direct route in. Some homes have thatch outbuildings or pergolas.
Newlands is one of the wettest suburbs in Cape Town, with Newlands Forest and the Table Mountain National Park slopes right above it and the Liesbeek running through. Winter rain is heavy and long, and many properties stay shaded and damp for months. Mountain streams and forest edges bring wildlife close to gardens.
Grey squirrels and rats in roofs are the top complaint, especially in autumn and winter. Fishmoths, booklice and clothes moths love the damp. Wood borer in old timbers and wasps in summer complete the picture.
Signs to look for
- Timber that breaks easily and shows a network of tunnels inside.
- Fine powder, called frass, building up under wooden items or on the floor below roof timbers.
- Floorboards that feel soft or crumble at the edges when you press on them.
- Small round or oval exit holes in timber, furniture or floorboards.
Most borer damage is slow, but it is cumulative, and a roof truss weakened by years of tunnelling can fail under load. The European house borer is the serious one, because it goes for structural timber and is a notifiable pest. Furniture and antiques lose value quickly once borer has hollowed them out. When you sell a property in the Western Cape, an active infestation can hold up the transfer until it is treated and certified.
A note from the field
For sellers, borer is often discovered at the worst moment, a week before transfer. Booking the inspection as soon as the house goes on the market takes the pressure off.
Old exit holes do not mean you have a problem today. We see plenty of furniture with holes from decades ago and no live beetles at all.
Our process, step by step
We start with an inspection to confirm the beetle species and whether the holes are active or old, because old damage does not need treating. Exposed timber such as roof trusses, beams and floor joists is treated with a residual borer spray that penetrates the surface and kills emerging beetles and young larvae. Where the wood is thick or the infestation is deep, we inject product directly into the flight holes and drilled galleries. Badly weakened timber should be replaced by a builder, and we tell you which pieces are past saving. Valuable furniture can be sealed and fumigated instead.

Keeping them out afterwards
- Seal or varnish bare wood surfaces, because beetles prefer to lay eggs in rough, untreated grain.
- Keep the roof space ventilated and fix leaks quickly, since damp timber attracts borer.
- Check second-hand furniture for holes and fresh powder before you bring it home.
- Have the roof timbers looked at every few years in an older house.
- If you are buying or selling, book the beetle inspection early so it does not delay the transfer.
How much will it cost?
The price depends on how much timber needs treating, how easy the roof space is to get into and which beetle we are dealing with. A single piece of furniture is a very different job to a full roof of trusses. Injection work, replacement advice and certificates for transfers are all included in a free quote once we have seen the property.
You can brush a borer product onto a small piece of furniture yourself and it may do the job. Roof timbers are a different story: getting the product into every face of every truss in a hot, cramped roof is hard work, and missing the European house borer is a real problem. I would always get the roof looked at professionally.
Frequently asked questions
Do you come out to Newlands for wood borer treatment?
Yes. Newlands is part of our regular Southern Suburbs route, along with Claremont, Rondebosch, Bishopscourt, Harfield Village. Most bookings are done within about 48 hours, and after-hours visits can be arranged.
Why are fishmoths so bad in Newlands houses?
Newlands is one of Cape Town's wettest suburbs, and fishmoths feed on starch and thrive in damp, shaded rooms. Reducing humidity and treating cupboards and skirtings brings them under control.
Will treatment smell or stain the wood?
Most borer treatments dry with little smell and do not stain bare timber. Polished furniture is treated more carefully.
How do I know if the borer holes are still active?
Look for fresh, pale powder below the holes and clean, sharp edges on the holes themselves. Old holes are usually darker and dusty with no new frass.
Can borer spread from furniture to my roof?
It can, which is why infested furniture should be treated or kept away from untreated timber.
How do I get squirrels out of my Newlands roof?
We find the entry points, make sure the squirrels are out, and then seal the gaps with mesh so they cannot return. Trimming nearby branches is part of keeping them out.
