Elsies River is old, busy and tightly built, with Halt Road's shops, the railway line and the Epping industrial edge all within walking distance of people's front doors. When we come out here it is usually for rats or cockroaches, and the job tends to involve the whole block rather than one unit.
Timber pests around Elsies River
Older homes with timber floors and roof beams can harbour common furniture beetle. If you are selling, the beetle certificate inspection will flag any borer in the roof or floor.
Housing ranges from semi-detached cottages and older freestanding homes to the multi-storey council flats, with plenty of backyard structures added over the years. The flats share stairwells, refuse areas and service ducts, which lets cockroaches move from one floor to the next. Older houses have suspended timber floors and air bricks, often broken, which give rats and mice a way under the house. Corner shops and takeaways tucked into residential streets add a steady food supply.
Rats come first, especially near the river channel, the railway and anywhere waste piles up. German cockroaches in flats and takeaway kitchens are the next biggest job. Fleas, flies and bed bugs make up most of the rest.
Something most people miss
When we go into a roof, the first thing we look at is the condition of the wall plates and the bottom of the trusses, because damp spots there attract borer.
Old exit holes do not mean you have a problem today. We see plenty of furniture with holes from decades ago and no live beetles at all.
Tell-tale signs
- Fine powder, called frass, building up under wooden items or on the floor below roof timbers.
- A beetle inspection for a property transfer has flagged activity.
- Faint scratching or ticking sounds from roof timbers on quiet nights.
- Adult beetles found on windowsills or near lights in late spring and summer.
- Timber that breaks easily and shows a network of tunnels inside.
- Floorboards that feel soft or crumble at the edges when you press on them.
Most borer damage is slow, but it is cumulative, and a roof truss weakened by years of tunnelling can fail under load. The European house borer is the serious one, because it goes for structural timber and is a notifiable pest. Furniture and antiques lose value quickly once borer has hollowed them out. When you sell a property in the Western Cape, an active infestation can hold up the transfer until it is treated and certified.
Our process, step by step
We start with an inspection to confirm the beetle species and whether the holes are active or old, because old damage does not need treating. Exposed timber such as roof trusses, beams and floor joists is treated with a residual borer spray that penetrates the surface and kills emerging beetles and young larvae. Where the wood is thick or the infestation is deep, we inject product directly into the flight holes and drilled galleries. Badly weakened timber should be replaced by a builder, and we tell you which pieces are past saving. Valuable furniture can be sealed and fumigated instead.

Keeping them out afterwards
- Have the roof timbers looked at every few years in an older house.
- Check second-hand furniture for holes and fresh powder before you bring it home.
- Keep the roof space ventilated and fix leaks quickly, since damp timber attracts borer.
- Use treated timber for any roofing, decking or building work, and check the treatment marks on it.
- Seal or varnish bare wood surfaces, because beetles prefer to lay eggs in rough, untreated grain.
What affects the price
The price depends on how much timber needs treating, how easy the roof space is to get into and which beetle we are dealing with. A single piece of furniture is a very different job to a full roof of trusses. Injection work, replacement advice and certificates for transfers are all included in a free quote once we have seen the property.
You can brush a borer product onto a small piece of furniture yourself and it may do the job. Roof timbers are a different story: getting the product into every face of every truss in a hot, cramped roof is hard work, and missing the European house borer is a real problem. I would always get the roof looked at professionally.
Frequently asked questions
Do you come out to Elsies River for wood borer treatment?
Yes. Elsies River is part of our regular Cape Flats route, along with Goodwood, Parow, Bishop Lavis, Epping. Most bookings are done within about 48 hours, and after-hours visits can be arranged.
Do the rats in Elsies River come from the river canal?
Many do. The Elsieskraal channel and the railway reserve both give rats shelter and a route into nearby yards, so homes close to them see more activity.
Can you treat a whole block of flats in Elsies River for cockroaches?
Yes, and it is the approach that works best, because roaches travel through shared pipes and ducts. We can schedule the units together and leave a post-treatment report.
How do I know if the borer holes are still active?
Look for fresh, pale powder below the holes and clean, sharp edges on the holes themselves. Old holes are usually darker and dusty with no new frass.
Do I need a beetle certificate to sell my house?
Most property transfers in the Western Cape require a beetle inspection and a Certificate of Compliance. We do the inspection and issue the certificate where the property qualifies.
How long does the treatment last?
Residual borer treatments protect the timber for a long time. Our treatments carry a minimum 3-month guarantee, and we can re-inspect later.
