Thatch Treatment for Vredehoek homes and businesses

Is that fine dust on your dining table coming from the poles above? In a Vredehoek thatch home, it often is. A thatch roof is a lovely thing to live under and a very comfortable home for insects, rodents and nesting birds. Our thatch treatment targets the borer beetles in the poles and laths, the insects living in the thatch itself and the rodents that tunnel through it. We treat thatch homes, lapas and outbuildings across Cape Town and the Boland.

Vredehoek clings to the slopes of Devil's Peak above the City Bowl, and it is one of the windiest corners of town when the South-Easter is up. Lots of apartment blocks, a few older houses and the mountain right above shape the pest picture here.

The local picture in Vredehoek

Most blocks are concrete, but older houses have timber roofs and floors that can carry borer. Sellers of those homes will need a beetle certificate.

Mid-century apartment blocks dominate, with shared refuse rooms, service ducts and basement parking. Older semi-detached houses and some newer townhouses fill the gaps. In the flats, cockroaches and rodents spread through shared spaces; in the houses, roof gaps and old timber are the weak spots.

De Waal Drive and the mountain slopes form the upper boundary, with the greenbelt and Table Mountain National Park beyond. The South-Easter drives dust and leaves into every gap in summer. Winter brings heavy rain and cold, damp air that settles in ground-floor flats and basements.

German cockroaches in the apartment blocks are the most common complaint. Rats from the mountain slopes and refuse rooms come next. Fishmoths and pigeons are steady, year-round issues.

Tell-tale signs

  1. Insects such as cockroaches or spiders falling from the ceiling.
  2. Droppings on beams or along the top of walls under the thatch.
  3. Rustling or scratching in the roof at night.
  4. Small round exit holes in the poles, especially in the paler sapwood.
  5. Birds pulling reed out of the roof or nesting under the eaves.
  6. Fine powder dropping from the poles or laths onto floors and furniture below.

Borer in the poles and laths weakens the timbers that carry the weight of the thatch, which is heavy, and serious damage can mean replacing structural members. Rodents nesting in thatch chew electrical cables, and in a thatch roof that is a fire risk to take seriously. Insects dropping from an open thatch ceiling are a nuisance in homes and a real problem in guest lodges and restaurants. Bird nests in thatch can bring mites into bedrooms below.

A note from the field

Cables running through thatch should be in conduit. Rodent damage to a bare cable in a thatch roof is a fire risk that is easy to prevent.

If you have a pool or pond next to a lapa, mention it. We plan treatments under thatch so nothing drifts into the water.

How the treatment works

We start by inspecting the underside of the roof, the poles, the laths and the eaves, looking for borer exit holes, frass and rodent or bird activity. Affected poles and laths are treated with a borer spray or injection designed for timber, applied to the wood rather than soaked through the thatch. For insects living in the thatch, we use a targeted residual treatment on the underside, keeping it as light as will do the job. Rodents are handled with traps and tamper-resistant bait stations placed at wall plates and entry points, and we advise on bird netting or proofing at the eaves. Fire safety of the thatch itself, such as retardant treatment, is a separate specialist job and we will tell you if it looks overdue.

Stopping a repeat visit

  • Have electrical wiring in the roof inspected regularly, especially if you have had rodents.
  • Have open thatch ceilings in lapas and lodges checked once a year, since problems are easy to see early.
  • Fit bird netting or wire at the eaves if birds keep pulling reed or nesting there.
  • Do not store firewood or boxes against the walls under the thatch, as they give insects and rodents cover.
  • Ask your thatcher to check the poles and laths for borer whenever the roof is being repaired or re-combed.
Local tip for VredehoekBefore the winter rains, check that your balcony drains are clear, because standing water in Vredehoek's sheltered balconies breeds mosquitoes and invites pigeons. If you are in a block, ask the managing agent to treat the refuse room at least twice a year.

What affects the price

The price depends on the size of the roof, how much of the structure is exposed and how many poles and laths show borer activity. A small lapa with an open underside is a very different job from a double-storey home with a closed ceiling. Rodent and bird work is added where needed, and timber that is too damaged to treat has to be replaced by a builder or thatcher.

Spraying the underside of your own thatch with a garden insecticide does very little for borer, which lives inside the poles, and soaking thatch in products not meant for it can do more harm than good. We would leave borer and rodent work in thatch to someone who does it regularly. Keeping the roof clear of overhanging trees is the one thing every owner can do themselves.

Questions we get asked in Vredehoek

Will the treatment damage my thatch?

No. We treat the timbers directly and keep any treatment of the thatch itself light and targeted.

Do you come out to Vredehoek for thatch treatment?

Yes. Vredehoek is part of our regular City Bowl & Atlantic Seaboard route, along with Oranjezicht, Gardens, Zonnebloem, Walmer Estate. Most bookings are done within about 48 hours, and after-hours visits can be arranged.

Why are there cockroaches in my Vredehoek flat when I keep it spotless?

In older blocks they usually come through shared ducts and pipes from other units or the refuse room. A building-wide treatment through the body corporate gives the best results.

Can you treat a lapa or braai area?

Yes, lapas are often the easiest to treat because the whole structure is open underneath.

Do rats in Vredehoek come from the mountain?

Some do, especially near De Waal Drive and the greenbelt. Keeping refuse rooms clean and sealing basement gaps reduces them a lot.

How do I know if the borer is still active?

Fresh, pale powder below the poles and clean-edged holes point to active borer. We can tell you on inspection, or send us a photo on WhatsApp first.
