Upper Woodstock is the old residential heart of Woodstock, climbing from Victoria Road towards Devil's Peak. Rows of Victorian cottages, many lovingly restored, sit shoulder to shoulder, and their age and closeness explain most of what we find here.
Biting insects around Upper Woodstock
Fleas are linked to pets and to rats in roof spaces. Pigeon nests in gutters can drop bird mites into upstairs bedrooms.
The Devil's Peak slopes are close, and the South-Easter funnels down the streets with surprising force in summer. Winter rain soaks old brickwork, and many cottages have damp walls and floors. Historic stormwater drains under the streets are home to rats and cockroaches.
Terraced and semi-detached Victorian cottages with pressed-steel ceilings, timber floors and narrow back yards are the norm. Shared walls and connected roof spaces let rats and mice move freely from one house to the next. Renovations sometimes open up old gaps that let pests in.
Rats and mice are top of the list because of the old drains and shared roofs. Cockroaches and fishmoths enjoy the damp, and wood borer in floorboards and roof timbers is a common find. Pigeons roost on the older rooflines.
What gives them away
- Symptoms that ease when you leave the house for a few days and return when you come back.
- A prickling, crawling sensation on the skin, often at night or while sitting near a particular wall or window.
- Nesting material, feathers and droppings visible at gaps in the fascia, under roof tiles or around the air conditioner.
- Birds seen flying in and out of the roof, gutters or eaves during the spring and early summer.
A note from the field
The first thing a technician checks is the roofline from outside. Droppings on the walls, feathers in the gutters and birds going in and out of a gap tell us where to look inside.
Children's rooms often sit right under the roof, and young skin reacts badly to mite bites. We treat around beds and windows and keep children and pets out until surfaces are dry.
How the treatment works
The single most important step is finding and removing the nest, because treating the bedroom while the source remains in the roof only gives temporary relief. Our technician goes into the roof void and around the eaves and gutters, bags and removes nesting material, and treats the nest site and surrounding timbers with a residual spray or insecticidal dust. Inside, we treat the affected rooms with a light residual spray along skirting, window frames, light fittings and around ceiling penetrations where the mites come through. We then recommend or carry out bird proofing, such as closing gaps with mesh or fitting spikes or netting, so new birds cannot move into the same spot. Because a few mites may emerge in the days after, we check back if symptoms continue.

Keeping them out afterwards
- Check air conditioning units, satellite dishes and solar panels, which create sheltered ledges birds love.
- Do not feed pigeons near the house, as a reliable food supply keeps them nesting on your roof.
- Watch your roofline in spring; if you see pigeons or mynas going in and out of a gap, have it dealt with before they lay eggs.
- Keep gutters clean so birds are not encouraged to build nests in them.
- Fit mesh or plastic closures under the first row of roof tiles and over gaps in fascia boards.
How much will it cost?
The price depends mainly on how many nests there are, how easy the roof void and eaves are to get into, and how many rooms need treating inside. Bird proofing work such as mesh or spikes is quoted separately depending on the length of roofline and the materials needed. We give a free quote after inspection, and photos of the roofline sent via WhatsApp help us prepare.
In Cape Town, pigeons can breed almost all year, but mynas, sparrows and starlings nest most heavily from late winter through spring and early summer. Bird mite complaints usually peak a few weeks after the chicks leave the nest, which tends to be in spring and early summer. Warm weather also speeds up the mites' activity, so problems are most noticeable in the hotter months.
Frequently asked questions
Will you stop the birds coming back?
We can close gaps and fit mesh, spikes or netting depending on the building. Without proofing, new birds will often use the same spot next season.
Do you come out to Upper Woodstock for bird mite control?
Yes. Upper Woodstock is part of our regular City Bowl & Atlantic Seaboard route, along with Woodstock, Walmer Estate, University Estate, Salt River. Most bookings are done within about 48 hours, and after-hours visits can be arranged.
Do restored Victorian floors in Upper Woodstock need borer treatment?
Not always, but older pine is prone to common furniture beetle. If you see small round holes or fine powder, it is worth having it inspected.
Can bird mites live on me?
No, they cannot complete their life cycle on people and will die off within a few weeks without a bird host. They will keep biting while they search, which is why removing the nest is so important.
Why do rats keep returning to my Upper Woodstock cottage?
In terraced rows, rats move through shared roof spaces and old drains. A joint treatment with neighbours, plus sealing the gaps in your roof and floor, gives lasting results.
Is it safe to stay in the house?
Yes, you can stay. We will ask you to keep out of treated rooms until surfaces are dry, usually for a few hours.
