The Malay Quarter is the oldest part of the Bo-Kaap, with cobbled lanes, painted houses and mosques climbing the lower slopes of Signal Hill above the city. Homes here are old, close together and full of history, which means pest control has to be careful as well as thorough.
Malay Quarter: what drives crawling insects here
Fishmoths and cockroaches favour damp walls and old wooden cupboards. Ants come through cracks in the old plaster.
Many of the houses date back to the 1700s and 1800s, built as flat-roofed, terraced homes with thick walls and timber floors. Neighbours share walls and parapets, so rodents and cockroaches can move along a row. Older timber windows, doors and roof beams make wood borer a real concern.
The area sits on the slope of Signal Hill, catching the full force of the South-Easter in summer. Winter rain runs down the steep streets and can seep into older walls, keeping them damp. The city centre is just below, so pests from the busy streets and markets move up the hill.
Rats and mice are common in the older terraces and in the lanes. Cockroaches and fishmoths like the damp walls and old cupboards. Pigeons are a constant on the rooftops and ledges.
Signs to look for
- Dead insects collect on window sills, in light fittings or along the bottom of the garage door.
- Crickets chirp loudly from inside the house at night but go quiet when you get close.
- Cockroaches dart away when you switch on the kitchen or bathroom light at night.
- There is a faint musty, oily smell in a cupboard that has not been opened for a while.
- Ant trails run from a crack in the floor or wall to the dog bowl, sugar bowl or dishwasher.
- Brown oval egg cases are tucked into hinges, under drawers or behind the stove.
Cockroaches move between drains, bins and food surfaces and can spread bacteria that cause stomach upsets. Their droppings and shed skins are a recognised trigger for allergies and asthma. Fishmoths damage paper, documents, photographs and starched fabrics, which matters a lot in offices, schools and archives. In food premises, a crawling insect sighting by a customer or an inspector can do lasting damage to a business's reputation.
Worth knowing
In blocks of flats, body corporates get far better value from a scheduled treatment of all units and shared drains than from individual owners treating one flat at a time.
Our process, step by step
Crawling insects walk through treated areas and carry baits back to their nests, which is exactly why baits and dusts work so well on them. We use gel baits in cracks and hinges for cockroaches and slow-acting ant baits that the workers take home to the queen. Insect growth regulators stop young cockroaches from maturing and breeding, which matters for German cockroaches that multiply fast. Residual sprays are applied as a barrier along entry points, door thresholds and drain areas rather than across open floors. Dusts go into wall voids, ceiling spaces and plug points where liquids should not be used.

Keeping them out afterwards
- Check second-hand furniture, appliances and cardboard boxes before bringing them inside, as German cockroaches often move house this way.
- Do not leave dishes in the sink overnight, since a wet sink is a feeding station for cockroaches.
- Seal gaps under exterior doors with a brush strip, because most crawling insects simply walk in.
- Move firewood, compost and piles of bricks away from the house walls.
- Store books and documents in sealed plastic boxes in dry rooms rather than in damp garages.
How much will it cost?
Cost is driven by the species and how established the infestation is, with German cockroaches in a busy kitchen usually needing more work than a one-off ant trail. The size of the property, the number of units or rooms affected, and access to roof spaces and drains also matter. Where a follow-up treatment is needed to catch hatching insects, or where a business wants a regular service contract, we build that into a free quote upfront.
The first heavy rains in late autumn and winter push ants, cockroaches, crickets and millipedes indoors in large numbers. Summer heat brings American cockroaches out of drains and sends ants foraging hard for water. German cockroaches and fishmoths do not care much about the season because they live inside heated buildings all year.
Crawling Insect Control questions from Malay Quarter
Do you come out to Malay Quarter for crawling insect control?
Yes. Malay Quarter is part of our regular City Bowl & Atlantic Seaboard route, along with Bo-Kaap, Schotsche Kloof, De Waterkant, City Bowl. Most bookings are done within about 48 hours, and after-hours visits can be arranged.
Can crawling insects come from my neighbour?
Yes, particularly in flats, townhouses and semi-detached homes that share walls, drains and roof spaces. Treating several units together gives much better results.
Why do ants keep coming back after I spray them?
Spraying kills the foragers but leaves the queen and the nest untouched. Baits work better because the workers carry the product back and share it with the colony.
Why do pigeons like the Malay Quarter rooftops so much?
Flat roofs and parapets give them safe places to land and nest, close to food in the city below. Spikes, wires or netting on favourite ledges usually move them on.
Will one treatment get rid of cockroaches?
For American cockroaches it often will. German cockroaches usually need a follow-up because their egg cases are protected and hatch after the first treatment.
Can you treat wood borer without damaging a heritage house in the Malay Quarter?
Yes. We use targeted treatments on the affected timber and avoid anything that would mark or damage original finishes, and we'll talk you through it before we start.
