Maitland is where Voortrekker Road begins its long run north, a working suburb of old cottages, flats, warehouses and the big Maitland cemetery. Railway lines and industrial yards wrap around it, and those are the corridors that rats use to move about.
Biting insects in Maitland: what we see
Fleas and bed bugs are common calls in rented rooms and flats. Bird mites follow pigeons that nest in old roof gaps.
The Black River runs along the eastern side, and the railway reserves and marshalling yards create long strips of overgrown ground. Winter rain collects in old drains, while the South-Easter blows litter into corners along fences and walls. It's flat, built-up and warm in summer.
You'll see rows of Victorian and Edwardian cottages, semi-detached houses and older blocks of flats, many with suspended wooden floors and shared walls. Shops along Voortrekker Road often have living space upstairs. Warehouses and workshops towards Ndabeni and Paarden Eiland store goods that attract rodents and stored product pests.
Rats are the main issue, especially near the railway and industrial yards. German cockroaches are common in flats and food shops. Fishmoths and borer are found in the older homes with timber floors.
A note from the field
Bird nests also feed carpet beetles and clothes moths, so a house with an old nest in the roof can end up with damaged rugs and clothing even after the mites are gone.
Children's rooms often sit right under the roof, and young skin reacts badly to mite bites. We treat around beds and windows and keep children and pets out until surfaces are dry.
Signs to look for
- Birds seen flying in and out of the roof, gutters or eaves during the spring and early summer.
- Symptoms that ease when you leave the house for a few days and return when you come back.
- Small itchy red bites on the arms, neck or torso that appear after birds have stopped using a nest.
- Tiny moving specks on window sills, bedding, white walls or the bathroom basin, especially near ceilings and light fittings.
How we handle bird mite control in Maitland
The single most important step is finding and removing the nest, because treating the bedroom while the source remains in the roof only gives temporary relief. Our technician goes into the roof void and around the eaves and gutters, bags and removes nesting material, and treats the nest site and surrounding timbers with a residual spray or insecticidal dust. Inside, we treat the affected rooms with a light residual spray along skirting, window frames, light fittings and around ceiling penetrations where the mites come through. We then recommend or carry out bird proofing, such as closing gaps with mesh or fitting spikes or netting, so new birds cannot move into the same spot. Because a few mites may emerge in the days after, we check back if symptoms continue.

Keeping them out afterwards
- Check air conditioning units, satellite dishes and solar panels, which create sheltered ledges birds love.
- Fit mesh or plastic closures under the first row of roof tiles and over gaps in fascia boards.
- Keep chicken coops well away from the house and treat them for mites regularly if you keep poultry.
- Do not feed pigeons near the house, as a reliable food supply keeps them nesting on your roof.
- Keep gutters clean so birds are not encouraged to build nests in them.
What affects the price
The price depends mainly on how many nests there are, how easy the roof void and eaves are to get into, and how many rooms need treating inside. Bird proofing work such as mesh or spikes is quoted separately depending on the length of roofline and the materials needed. We give a free quote after inspection, and photos of the roofline sent via WhatsApp help us prepare.
In Cape Town, pigeons can breed almost all year, but mynas, sparrows and starlings nest most heavily from late winter through spring and early summer. Bird mite complaints usually peak a few weeks after the chicks leave the nest, which tends to be in spring and early summer. Warm weather also speeds up the mites' activity, so problems are most noticeable in the hotter months.
Frequently asked questions
Can bird mites live on me?
No, they cannot complete their life cycle on people and will die off within a few weeks without a bird host. They will keep biting while they search, which is why removing the nest is so important.
Do the rats in Maitland come from the railway lines?
A lot of them do. The railway reserves, marshalling yards and stormwater drains are long, quiet corridors with cover and food, and rats move from there into homes and warehouses.
My Maitland cottage has wooden floors. Should I worry about wood borer?
It's worth checking. Older pine floors and roof timbers are often affected, so look for small round exit holes and fine dust, and we can inspect and treat if needed.
Do you come out to Maitland for bird mite control?
Yes. Maitland is part of our regular Northern Suburbs route, along with Kensington, Salt River, Ndabeni, Pinelands. Most bookings are done within about 48 hours, and after-hours visits can be arranged.
Is it safe to stay in the house?
Yes, you can stay. We will ask you to keep out of treated rooms until surfaces are dry, usually for a few hours.
Will you stop the birds coming back?
We can close gaps and fit mesh, spikes or netting depending on the building. Without proofing, new birds will often use the same spot next season.
